Year one, year two, year five — a simple plan that beats emergency repairs every time.
Asphalt does not fail suddenly. It fails on a schedule, and you can get ahead of it cheaply if you plan around that schedule instead of reacting to it.
Every year: sweep and inspect, then hot-tar crack fill. Sealing cracks is the single highest-return maintenance dollar because it keeps water out of the base.
Every two to three years: seal coat. Sealer restores UV protection and keeps the binder from drying out and raveling.
Every one to two years: restripe. Paint fades fast at elevation and faded lines make a property look neglected.
Every seven to ten years: evaluate for overlay. If you have kept water out and UV off, the base will still be sound and an overlay will buy another decade.
Properties on that cycle routinely get twenty-five years out of pavement that would otherwise need replacement at twelve.
