Chip seal: the smart middle ground for private and ranch roads

Plenty of Colorado properties sit at the end of a quarter mile of dirt. Gravel washboards, dusts and washes out every spring. Full asphalt is expensive for that length. Chip seal sits right between the two.

The process is straightforward: prepare and grade the base, spray a layer of asphalt oil, spread aggregate over it, then roll it in so the chip embeds into the oil.

What you get is an all-weather, dust-free driving surface that sheds water, holds up to ranch and utility traffic, and costs a fraction of hot mix per foot.

Expect some loose chip for the first couple weeks. We sweep it back, and after that the surface tightens up and continues to lock in with traffic and sun.

With a fog seal on top and periodic maintenance, a good double chip seal will run seven to ten years or more.
